Seller Pre-Listing Inspection
Benefit of a pre listing home inspection
Sellers often do this to help understand the condition of their home and get ahead of any potential repairs, therefore making their home more appealing. If any issues are found, the seller has the time to way the pros and cons of fixing the issues. The pre-listing inspection can save the seller money, as the seller will have the freedom to research contractors, materials, time frames and pricing. Above Grade will deliver an unbiased inspection report to help make informed repair decisions and get the best results when the home goes on the market.
11 Month Warranty Inspection
Benefit of warranty inspection
Although the home may not require repairs before it is a year old, your inspector can see things that might develop into greater issues with time.
Since the builder is liable to fix anything found during a warranty inspection, you can have these issues repaired at no cost to you. During the 11th month of your new warranty, Above Grade will evaluate the physical condition of the structure, construction, and mechanical systems in your home, ensuring all of the features covered by the warranty are in good working order.
If you choose not to get a warranty inspection before it expires, then any problems that might pop up later are your responsibility to fix out of your own pocket, because the builder is no longer liable for any mistakes or misconstruction of the home.
